How do you determine the price to offer on my house?

Our process is very simple when it comes to dollars and cents. We take pride in being transparent with our offers and our plans for the property throughout the process. When we buy houses in Virginia we look at three things: Number one is location.

Where is the property located? Is it on a main road vs a private street? What is the access to the property like? Paved or dirt road, garage or street parking? What is the lot like? What do the neighboring properties look like?

Number two is condition and repairs. What is the condition of the roof, major systems and foundation? What is the overall condition of the property? When was the last time the kitchen and baths were updated? Have there been any other updates or additions recently?

And lastly values of comparable houses. What are other houses with similar size, bed/bath counts, and condition/location selling for? What are houses of similar size and location selling for at the top end of the market? Taking the many pieces of information into consideration, we come up with a price that works for us and hopefully works for you, too. How are you different from a real estate agent?
